Larry Lake is currently the only qualified independent home inspector in this area and certified member of The National Association of Certified Home Inspectors (NACHI), which is a professional organization that requires passing an inspector examination before joining. The state of Oklahoma now requires all home inspectors to be licensed as of July 1, 2003.
Larry Lake is qualified to do complete general home & commercial building inspections. Inspections usually take at least 3 - 5 hours to complete depending on size and condition. Inspection reports will include Digital Photos to document defects or safety hazards found in the home or building. All accessible electrical outlets will be tested with a SureTest Circuit Analyzer to test for polarity, ground, false ground and voltage drops under a 15 amp load. A custom report with photos will be generated on the computer in Microsoft Word. Radon Testing & Mold Testing is available as extra services upon request or as advised. The radon test is done with a state of the art femto TECH Radon Monitor which is extremely accurate, and better than the charcoal canister in many ways. It will give you immediate results after the 48 hour test. Having immediate radon results is very important when buying a home when time is of the essence.
Please note that a true Independent Home Inspector will be working for you the buyer 100% not for the agents, seller, or anyone else. Unfortunately many Inspectors are in the Realtors pocket so beware of Realtors picking inspectors for you. This is a potential conflict of interest.

He is licensed by the State of Oklahoma. Oklahoma Home Inspector License #108. He now uses SanAir Technologies Laboratory, Inc. for mold testing and other air quality testing.
Larry Lake uses a calibrated pump with Air-O-Cell Cassettes to accurately take air samples of mold spores that may be present in the air. As protocol by the Lab he also does an outside sample for a reference since outdoor mold varies from day to day and must be compared with the indoor mold.
He may sample several rooms inside of a home or business depending on many factors such as water leaks in certain rooms, etc. We can even take samples from inside of a wall with a special attachment if necessary. With visible mold we can use a tape lift or swab sampling method.
All samples are shipped FedEx overnight to SanAir Technologies Laboratory, Inc. They are one of the best labs in the whole country. The results are sent to Larry Lake by e-mail the next day after the lab receives the samples.
The mold report from the lab will tell us what type of mold you have and the levels of contamination. It is important to know what kind of mold you have and how much before remediation is performed. Some types of mold are very toxic and can affect your immune system.
Larry Lake does recommend that some air quality mold testing be performed on all homes that are being purchased. You cannot always see or smell mold in the air.
